Terms of Use

1. Acceptance of Terms
By accessing or using UnitDocs ("Service"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree to these Terms, do not use the Service.
These Terms constitute a legally binding agreement between you ("User," "you," or "your") and UnitDocs ("we," "us," or "our").
2. Description of Service
UnitDocs is a landlord organization software that provides:
- Property and unit management
- Tenant information tracking
- Document storage
- Lease expiration tracking
- Tenant timeline visualization
The Service is designed for small landlords managing rental properties and is provided "as is" and "as available."
3. Eligibility
To use the Service, you must:
- Be at least 18 years of age
- Have the legal capacity to enter into a binding agreement
- Not be prohibited from using the Service under applicable laws
By using the Service, you represent and warrant that you meet these requirements.
4. Account Registration
4.1 Account Creation
You must create an account to use certain features of the Service. You agree to:
- Provide accurate, current, and complete information
- Maintain and update your information as needed
- Keep your password secure and confidential
- Notify us immediately of any unauthorized access
4.2 Account Responsibility
You are responsible for all activities that occur under your account. We are not liable for any loss or damage arising from your failure to protect your account credentials.
5. Subscription and Payment
5.1 Plans and Pricing
- Free Plan: Limited to 1 unit, basic features
- Premium Plan: $6.90/month, up to 25 units, all features
- Enterprise Plan: Custom pricing, contact sales
Prices are in USD and subject to change with 30 days' notice.
5.2 Billing
- Subscriptions are billed monthly in advance
- Payment is processed through our third-party payment provider
- You authorize us to charge your payment method on file
5.3 Cancellation and Refunds
- You may cancel your subscription at any time
- Cancellation takes effect at the end of the current billing period
- No refunds for partial months or unused time
- We reserve the right to offer refunds at our discretion
5.4 Free Trial
If we offer a free trial, you will be charged at the end of the trial period unless you cancel before it ends.
6. Acceptable Use
You agree NOT to:
- Use the Service for any unlawful purpose
- Upload or transmit viruses, malware, or harmful code
- Attempt to gain unauthorized access to our systems
- Interfere with or disrupt the Service or servers
- Scrape, crawl, or collect data from the Service without permission
- Impersonate any person or entity
- Use the Service to harass, abuse, or harm others
- Upload content that infringes intellectual property rights
- Resell or redistribute the Service without authorization
- Use the Service in violation of any applicable laws or regulations
Violation of these terms may result in immediate termination of your account.
7. Your Content and Data
7.1 Ownership
You retain all ownership rights to the data and content you upload to the Service ("Your Content"). We do not claim ownership of Your Content.
7.2 License to Us
By uploading Your Content, you grant us a limited, non-exclusive license to store, process, and display Your Content solely to provide the Service to you.
7.3 Your Responsibilities
You are solely responsible for:
- The accuracy and legality of Your Content
- Ensuring you have the right to upload Your Content
- Maintaining backups of Your Content
- Compliance with applicable privacy and data protection laws when handling tenant information
7.4 Data Export
You may export Your Content at any time through the Service's export functionality.
8. Intellectual Property
8.1 Our Property
The Service, including its design, features, code, and branding, is owned by UnitDocs and protected by intellectual property laws. You may not copy, modify, distribute, or create derivative works without our written permission.
8.2 Feedback
If you provide suggestions, ideas, or feedback about the Service, you grant us the right to use such feedback without restriction or compensation.
9. Third-Party Services
The Service may integrate with or link to third-party services (payment processors, cloud providers, etc.). Your use of third-party services is subject to their terms and privacy policies. We are not responsible for third-party services.
10. Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO:
- MERCHANTABILITY
- FITNESS FOR A PARTICULAR PURPOSE
- NON-INFRINGEMENT
- ACCURACY OR RELIABILITY
WE DO NOT WARRANT THAT:
- The Service will be uninterrupted or error-free
- Defects will be corrected
- The Service is free of viruses or harmful components
- The results obtained from the Service will be accurate
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW:
11.1 WE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:
- Loss of profits, revenue, or data
- Business interruption
- Loss of goodwill
- Cost of substitute services
11.2 OUR TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR $100 CAD, WHICHEVER IS GREATER.
11.3 THESE LIMITATIONS APPLY REGARDLESS OF THE THEORY OF LIABILITY (CONTRACT, TORT, NEGLIGENCE, OR OTHERWISE).
Some jurisdictions do not allow limitation of liability, so some of the above may not apply to you.
12. Indemnification
You agree to indemnify, defend, and hold harmless UnitDocs and its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from:
- Your use of the Service
- Your violation of these Terms
- Your violation of any third-party rights
- Your Content
13. Termination
13.1 By You
You may terminate your account at any time by contacting us or using the account deletion feature.
13.2 By Us
We may suspend or terminate your account at any time, with or without cause, with or without notice, including if we believe you have violated these Terms.
13.3 Effect of Termination
Upon termination:
- Your right to use the Service ceases immediately
- We may delete Your Content within 90 days
- Provisions that by their nature should survive (liability, indemnification, intellectual property) will remain in effect
14. Modifications to Terms
We may modify these Terms at any time. We will notify you of material changes by:
- Posting the updated Terms on this page
- Updating the "Last Updated" date
- Sending an email to your registered address (for material changes)
Continued use of the Service after changes constitutes acceptance of the new Terms.
15. Governing Law and Jurisdiction
15.1 Governing Law
These Terms are governed by the laws of the Province of Ontario, Canada, without regard to conflict of law principles.
15.2 Jurisdiction
Any disputes arising from these Terms or the Service shall be resolved in the courts located in Ontario, Canada. You consent to the exclusive jurisdiction of these courts.
15.3 Waiver of Jury Trial
To the extent permitted by law, you waive any right to a jury trial in any proceeding arising from these Terms.
16. Dispute Resolution
16.1 Informal Resolution
Before filing a formal claim, you agree to contact us at [email protected] to attempt to resolve the dispute informally. We will attempt to resolve the dispute within 30 days.
16.2 Arbitration (Optional)
If informal resolution fails, either party may elect to resolve the dispute through binding arbitration in accordance with the rules of the ADR Institute of Canada, conducted in Ontario.
17. General Provisions
17.1 Entire Agreement
These Terms, together with the Privacy Policy, constitute the entire agreement between you and UnitDocs regarding the Service.
17.2 Severability
If any provision of these Terms is found unenforceable, the remaining provisions will continue in effect.
17.3 Waiver
Our failure to enforce any right or provision does not constitute a waiver of that right or provision.
17.4 Assignment
You may not assign your rights under these Terms without our consent. We may assign our rights without restriction.
17.5 Force Majeure
We are not liable for any failure to perform due to circumstances beyond our reasonable control (natural disasters, war, government action, etc.).
17.6 No Agency
Nothing in these Terms creates a partnership, joint venture, or agency relationship between you and UnitDocs.
